AI Deployments · Powered Shell
Your building, energized and ready.
A finished building on permanent utility service, with the site and the shell and core in place. Your team fits out the halls to its own design.

We deliver the building. You fit it out.
- Site and civil work, roads and secure perimeter
- The building shell, roof and structure
- Utility service to the building
- Shell and core: core electrical infrastructure, yard space and pathways for your data halls
- Pathways for your fiber
- Cooling plant and distribution
- Backup power and UPS to your standard
- Data hall fit-out
- Racks, network and compute
Definitions of a powered shell vary across the market, so every proposal includes a responsibility matrix. Scope can move in either direction.
A shell built around your fit-out.
We size the shell for the fit-out you plan: floor loads, clear height, the space for your electrical and mechanical rooms, and the pathways your contractors will use.
Want us to take on the fit-out as well? That becomes a purpose-built data center, designed and built by the same team.
From requirements to handover.
Your IT load in MW of critical IT, rack density, cooling approach, design standard and target energization date.
The site, the building footprint, floor loads, clear height and the power to the building.
A line-by-line split of what we deliver and what your team delivers, agreed before design.
Sitework, the shell and the utility service, energized and ready for your contractors.
Your team installs cooling, backup power, the data halls and IT to its own design.
Open floor, sized for your layout.

Questions buyers ask.
Do you lease the shell, or build it for us to own?
Both. We can lease the powered shell to you, or design and build it under contract for you to own.
What exactly is a powered shell?
A finished building, the shell and core, on permanent utility service. Your team fits out the inside: cooling, backup power, the data halls and the IT.
Can you install equipment we buy?
Yes. If you want us to take on part of the fit-out, we can procure equipment or install equipment you furnish. The responsibility matrix records which items are which.
How is it different from build to suit?
Build to suit describes how a building is designed: to your specifications. Powered shell describes how much we build: the shell and core, with the fit-out left to you. A project can be a powered shell built to suit.
Who owns cooling and backup power?
In a standard powered shell, your team does. The responsibility matrix in every proposal spells out each item, and we can take on more of the scope if you want.
Can you do the fit-out for us?
Yes. That is a purpose-built data center, designed and built by our in-house team.
What do you need from us to scope it?
Send us your IT load, region, timeline and cooling approach, and we come back with a site match and a delivery plan.
Tell us what you need to power.
Power, allocated in order of commitment. Your platform, your megawatts, your timeline. We come back with a site match and a delivery schedule.
