AI Deployments · Full Campus
One site, built out to your plan.
A master-planned campus with the substation, power distribution, buildings and later phases laid out from the start, then built in phases as your capacity grows.

Planned once, built in phases.
The master plan fixes the things that are expensive to change later: where the substation sits, how power reaches every building, where the roads, water and fiber run, and which pads are held for later phases.
Each phase is then designed and built on that plan, as a purpose-built data center, a powered shell, modular data centers, or a mix.
What the master plan sets.
Power
The substation location and ownership, utility-owned or customer-owned, and the medium voltage distribution to every building and pad.
Buildings
Footprints for purpose-built halls, powered shells or modules, sized to your capacity plan.
Phasing
What gets built first, what is reserved, and what has to be in place before each phase.
Site infrastructure
Roads, water, stormwater, security and fiber pathways across the campus.
Entitlements
Zoning and environmental work starts early with the county, and building permits follow each phase's design.
Room to grow
Pads reserved for later phases, on the same power plan.
From capacity plan to later phases.
Your target IT load in MW of critical IT, how it ramps, and your cooling approach.
The campus layout, power plan and the order of phases.
The first building or modules, designed and built by our in-house team.
Phase 1 commissioned and brought online.
Later phases built beside live, energized phases, with logistics, tie-ins and commissioning planned so operations keep running.
One counterparty, phase after phase.

Questions buyers ask.
Do you lease the campus, or build it for us to own?
Both, phase by phase. We can fund, own and lease each phase to you, or design and build it under contract for you to own.
Can phases use different deployment models?
Yes. One phase can be a purpose-built data center and the next modular data centers, on the same master plan and power plan.
How is power allocated across phases?
Power is allocated in order of commitment, under the serving utility's large-load terms. The master plan shows how each phase is served.
How much of the power is in place today?
Each site sheet shows exactly where the power stands: study status, contract status and service configuration. We would rather show you than round it up.
Who do we deal with?
One team for the site, the power plan, the buildings and the equipment, with transformers, switchboards and modules through our subsidiary BiXBiT USA.
Where are your campuses?
On our sites in the Southeast U.S. Each site sheet shows exactly where its power stands.
What do you need from us?
Send us your IT load, region, timeline and cooling approach, and we come back with a site match and a delivery plan.
Tell us what you need to power.
Power, allocated in order of commitment. Your platform, your megawatts, your timeline. We come back with a site match and a delivery schedule.
