Electrical substation beside graded land at golden hour
Powered sites for AI compute, colocation and HPC

You bring the compute. We bring everything else.

Development-ready sites in the Southeast U.S., served direct by the utility. At our lead site, the power study is complete and the power contract is signed.

The constraint

Most "powered" sites fall apart in diligence.

You've seen the pitch. A map pin, a megawatt number, and a promise that power is close.

Then your engineers ask for the study, the service configuration and the utility's letter. The answers take weeks, if they come at all.

Meanwhile the hardware is on order, the capital is carrying, and your schedule belongs to a utility you haven't met yet.

The study isn't done.

"Power available" often means a request was filed.

The capacity isn't confirmed.

No one can show you the substation or the service configuration.

The answers take weeks.

Every question turns into a discovery call.

Where we stand

We start with the utility, not the land.

Big Star Power owns and controls development-ready sites in the Southeast U.S., each served direct by the utility. We'll tell you exactly where each one stands, in writing. At our lead site, the power study is complete and the power contract is signed.

Utility serves direct

The utility serves each site direct. The site sheet shows the study and contract status, site by site.

Build to suit

Standard or modular, designed around your specs, your rack density and your cooling, with gear from the major manufacturers your standard already specifies.

One counterparty

Site, power and build with one team. Equipment comes through BiXBiT USA, part of the same group.

What you get before you commit

The six answers your team needs, in one document.

Shared under NDA, before your first site visit.

01 · Power

Available utility capacity and the critical IT load it supports. Substation capacity, delivery voltage and service configuration. Study and contract status.

02 · Utility and market

Serving utility, power market and rate structure. Contract type, term and what the price includes.

03 · Land

Site control, acreage and layout, setbacks and buildable area, expansion phasing.

04 · Fiber

Routes and distance to the site, carriers, path diversity, and the lateral into the site.

05 · Water and cooling

Water source, the cooling approaches the site supports, and water use for each.

06 · Permitting

Zoning, what's issued, what follows your design, and environmental status.

Enough for your engineers to run a real model before anyone books a flight.

After you choose a site

Pick a site. The same team builds it out.

Once you choose a site, we build it to your design standard. It can be a powered shell for your own fit-out, modular capacity, or a full campus built in phases.

Powered shell

An energized building on utility power, ready for your own IT fit-out. Your team brings the racks, the cooling and the compute.

Modular data center

Factory built modules with power and cooling integrated, tested at the factory and set on a prepared pad.

Full campus

A complete campus planned from the substation out. Phase one goes live first, and each later phase follows your capacity plan.

Request a site sheet

Tell us three things.

Your IT load, your region and your target energization date. We'll come back with the site that fits and send you its full site sheet under NDA.

We handle your details per our privacy policy. Site sheets are shared under NDA.

Got it. We'll review your requirement and come back with the sites that fit. Site sheets go out under NDA.
